The process works something like this:

You receive e-mails of property listings that meet your criteria. These listings provide links to photo tours, maps of the property, and tax records. |

You choose the properties you want to view. We will then make arrangements to show you these properties at a time that is convenient to you. |

When you decide on a property, we will fully examine the tax record. This reflects what the current owner paid for the house, lot size, square footage, etc. |

We will review the neighborhood data to see how the house you have chosen compares to the area. Is it on the high end? Low end? What have other houses similar to yours sold for in the neighborhood? |

We will then negotiate on your behalf the most aggressive price and terms the seller will accept. We will work to accomplish the following: |

We insure that you have a well-trained and highly certified home inspector to fully inspect the property for any defects and/or potential problems. |

Draft an Inspection Amendment to the contract requesting all necessary repairs to be completed by the seller. Your contract is made contingent upon the inspection. If the seller does not agree to the appropriate repairs, you have the option of terminating the contract and walking away WITHOUT LOSING YOUR EARNEST MONEY. |

Organize the closing with all parties involved: Lender, Seller, Buyer, Closing Attorney, Listing Agent & Home Insurance Company. |

Represent you in person at the closing to scrutinize the closing statement & other documents. |
