The new home builders in Atlanta usually have their own contracts, not the standard contracts. They also all do things a little differently. Most builders will try and force you to use their lender. This is absolutly illegal under RESPA, but the builders have been getting away with it. I can usually get a builder to accept your offer and allow you to use the lender of your choice. This allows you to get the best deal on financing. You can negotiate on the price of a home all day long, but in the end if you overpay for your financing, you have still overpayed for that home. The wrong financing can end up costing you tens if not hundreds of thousands of dollars over the life of the loan.
